Addington has successfully finalized two retail leases for ground floor units within two office developments in London.
Garbanzos, a rapidly expanding concept offering Middle Eastern-inspired salads and street food, has secured 462 sq ft at Evermore, located at 128 Queen Victoria Street, under a 10-year lease agreement. Evermore, previously known as Old Change House, was acquired in a joint venture by BauMont Real Estate and Addington in March 2024. Savills provided advisory services to BauMont and Addington during this transaction.
Urban Baristas Expands in Central London
At Unit 2a, 10 Fleet Place, the Australian specialty coffee café Urban Baristas has leased 1,206 sq ft for a duration of 10 years. Addington serves as the asset manager for this property, representing Vervain Resources, a Hong Kong-based investment firm that purchased the building in 2015.
David Dalrymple, principal at Addington, expressed enthusiasm regarding these retail leases, stating, “We are excited about both these retail lettings. Both Garbanzos and Urban Baristas are popular growing brands and the fact that they want to open their latest stores in our office buildings will help underpin the attraction of our offices above, prove attractive to workers and create a sense of vitality in both these locations.”
Full Occupancy and Future Developments
Dalrymple further noted that the lease at 10 Fleet Place will lead to full occupancy of all ground floor retail units within the building. He added, “Together with CNBC’s television studio next door, Urban Baristas’ presence will increase the overall visibility of the building in this attractive Central London square.”
Looking ahead, Addington plans to launch the newly refurbished sixth floor at 10 Fleet Place by the end of Q1 2026, which will offer 19,823 sq ft of high-quality contemporary office space.
