Plans have been submitted to Ealing Council for a significant residential development comprising 882 homes at a vacant car park near a west London Tube station.
Details of the Proposed Neighborhood
The proposed neighborhood, named Park View Place, is situated south of Sudbury Hill Underground Station on the Piccadilly line. If the plans receive approval, the development would feature 542 residential units, with 407 designated for market sale and 135 allocated as affordable housing. This allocation falls short of the anticipated 35 percent affordable housing requirement. In addition to traditional housing, the project plans to include 340 co-living flats. These co-living arrangements resemble student accommodations, where residents have private bedrooms and bathrooms but share communal living areas and kitchens.
Additional Amenities and Landscaping
The development proposal also encompasses various amenities, including retail shops, office spaces, a café, and a new community center. Landscaping plans feature a pathway leading to Grove Farm Park across Costons Brook, along with designated play areas for children.
This site had previously secured planning approval between 2020 and 2022 for a total of 558 homes across its northern and southern sections. However, a review of these earlier approvals identified several issues affecting the feasibility of the project, such as inconsistent building heights, a variety of materials, differing internal layouts, and insufficient staircases, which do not meet current regulations.
Community Concerns and Objections
To date, all feedback regarding the application has been negative, with over 19 individuals formally opposing the development. Many residents express concerns about the scale of the project and the anticipated strain on local roadways and services.
One resident remarked, “This proposal is entirely inappropriate for the location and demonstrates a complete disregard for the existing pressures already affecting local residents. The area is already heavily congested on a daily basis, with traffic levels that are difficult to manage even before introducing an additional population of well over 1,000 new residents.”
Further concerns were raised regarding the local road infrastructure’s capacity to accommodate such a large development. The resident continued, “Equally concerning is the completely inadequate parking provision being proposed. A development of this magnitude with minimal parking spaces will inevitably force hundreds of additional vehicles into surrounding residential streets, creating unsafe conditions, obstructing access for emergency services, and causing significant disruption to current residents who already struggle with parking availability.”
Consultation Period
The consultation period for this proposal will remain open until Friday, May 22.
